Northpoint Development Co. has transformed the historic 32-story Kansas City Power & Light Building into the high-end Power & Light Apartments. The $70 million project included a complete renovation of the tower to create 210 luxury apartments and constructing an adjacent six-story structure north of the tower to include 81 apartments wrapped around a 500-space parking garage.


Built in 1931, the tower was the home of Kansas City Power & Light Co. until the utility company relocated their headquarters in 1991. NorthPoint Development paid $10 million for the property in 2014 from private investors in New York because they believed it could help revive downtown Kansas City.

The overhaul included replacing the plumbing, electric, heating and cooling systems, and installing fire sprinklers. All windows and exterior lighting (including the tower’s signature beacon) were replaced with new energy-efficient materials.


Tenants can enjoy a penthouse view from the Beacon Lounge on the 31st floor of the tower. It includes an outdoor terrace that wraps around the building’s top floor, with a breathtaking view of virtually every major landmark in the metro area.

The basement includes a 1,400 square foot fitness center, a meditation area, massage therapy room, room-temperature and temperature-controlled wine lockers for rent, a media/game room and more. The adjacent building includes a rooftop pool for use by all tenants.


One of the most impressive parts of the tower’s renovation is the former Kansas City Power & Light lobby, located on the first-floor. It has been transformed into the Grand Hall at Power & Light, an event space designed to accommodate 500 guests.


Neighbors Construction Co. was the general contractor on the project, and NSPJ Architects were the designers. Erin Lowery of Lowery Design Group served as the interior designer.
