Arbor Lodging Partners invested $38 million into overhauling the historic Hotel Phillips to its 1930s roots. Located at the corner of 12th Street and Baltimore Avenue in Kansas City, Missouri, the renovation included all 217 guest rooms, repair of the building’s facade, meeting spaces, reconfiguration of the lobby, updated technology throughout the hotel, upgraded air and heating systems and noise reducing windows.


The goal of the renovation was to keep the grace and elegance of the 1930s but match the vibrant and modern sensibility of Kansas City today.  An iconic hotel with an illustrious past, this Kansas City hotel was once the tallest building in town, standing 20 stories high and boasting 400 guest rooms.

Today, Hotel Phillips maintains much of the historic charm and original Art Deco features which make it a true gem in the heart of downtown.  Original Art Deco features include elaborate bronze and nickel metalwork, lustrous walnut paneling, and stylish light fixtures.


Once the renovation was complete, Hotel Phillips became part of Curio – A Collection By Hilton, a global set of luxury hotels hand-picked for their distinctive character and personality.  The property is listed on the National Register of Historic Places.
